Before Working With Us
Moondog Place manages short-term rentals and small hotels across the US, using dynamic pricing to grow revenue for every property it runs. Owners who join rarely leave, but there was no system to find the next one and no way to reach owners or investors at scale.
- Strong retention once an owner joined, but no repeatable way to find new ones
- No offer built for cold outreach; growth relied on word of mouth
- No way to identify property owners or real estate investment firms at scale
- No system to turn interest into a booked, qualified conversation
- A lean team (2-10 people) with no time or bandwidth to build outbound themselves
Working With Us
- 215,000+ emails sent across property owners and real estate investment firms
- 590 leads generated, 467 completed the property forecast
The Proof of Concept
We started with a focused proof of concept: build an offer a property owner would actually want, then find every owner and investment firm in the country worth sending it to.
1. Craft the Offer
We built a personalized lead magnet: a free revenue forecast for the owner's own property. An owner enters their address, bedroom count, and a few details into a short quiz, and gets back what the property should be earning under proper management, with a call to action to book a call and a phone number captured on the way in.
2. Launch at Volume
We scraped property owner contact data at scale with Apify and AirDNA to find owners across the US, and ran the same forecast offer against real estate investment firms and developers managing larger portfolios. Both audiences got the same pitch, sent on pre-warmed infrastructure.
3. Call the Warm Leads
Anyone who completed the forecast and booked straight away went on the calendar. Everyone else who completed it but didn't book got a call from the team to walk through their numbers live. That combination turned 467 completed forecasts into 115 booked calls.

Key Learnings
A Forecast Beats a Pitch
Owners replied to seeing their own numbers, not a sales message. The forecast did the selling before a call ever happened.
One Offer, Two Audiences
The same property forecast worked on individual owners and on real estate investment firms managing dozens of properties.
The Call Closes the Quiz
A completed forecast is a warm lead, not a booked call. Picking up the phone turned 467 completions into 115 booked calls.
Growth Outpaces Operations
The campaign worked so well that Ryan paused it to absorb 50 new homes into the portfolio before scaling further.
